PA20/02465 | Retention and continued use of temporary cafe/restaurant (Use Class A3) adjacent to the slipway at the western end of North Quay, Hayle Harbour | West End Of North Quay (adj. Canoe Club) Hayle Cornwall TR27 4DD 

  1. The use of the land for the siting of a temporary cafe/restuarant shall cease on or before 31st October 2022 and the building hereby permitted shall be removed and the land restored to its natural state in accordance with that timeline.
    Reason: To enable the Local Planning Authority to retain control over the development because it is on land allocated for development as part of the regeneration of the Hayle Harbourside Area in accordance with policy H-E3 of the Cornwall Council Site Allocations Development Plan Document (2019).

  2. The development hereby permitted shall be carried out in accordance with the plans listed below under the heading "Plans Referred to in Consideration of this Application".
    Reason: For the avoidance of doubt and in the interests of proper planning.

  3. The installed foul drainage system (plan ref: DS0552P) shall be retained and maintained thereafter for the full duration of the period that the approved cafe/restaurant use continues on the site in accordance with the schedule outlined in letter (ref:SNYB01/kc) received on 25.09.2020.
    Reason: In the interests of water quality and in accordance with policies 13 and 16 of the Cornwall Local Plan (2010-2030) and with paragraphs 170 and 178 of the NPPF (2019).
